There are a plentiful number of older, larger properties that are either already divided into 2 to 4 units or perfect for doing just that. The good news is that there are ample selections in the city’s very desirable historic areas. Since many of them are older, they could need updating and quite a bit of TLC. However, the fact that they’ve been around for a while may make them much more affordable. From an architectural point of view, many have a quirky charm and possibly more character. Good places to look for such properties are downtown, the neighborhoods off of Wrightsville Avenue, Carolina Beach Road and Kerr Avenue. Please keep in mind, a knowledgeable real estate agent will be your best bet in tracking down this or any other type of property!
Next stop-beach properties: Carolina Beach is likely where the most affordable options are concentrated. There are lots of nice little neighborhoods scattered throughout the Pleasure Island area and investment properties here do very well, especially those that are geared towards the short term rental market which allows the owners to get top dollar during the busy spring and summer tourist season. Wrightsville Beach tends to be a pricier market, and there are typically several multi-unit listings available.
